Liberty Property Trust is developing a 656,116 square foot industrial facility at 1401 Rankin Road. 
Fallbrook 1, a 500,400 square foot industrial facility is being developed at 600 Fallbrook Drive. 
Nabors has renewed its lease of 225,295 square feet as well as leasing an additional 98,400 square feet at 515 Greens Road. 

Carnegie Strategic Design Engineers leased 10,000 square feet at 400 North Sam Houston Parkway E. Parkway's Rachel Williams represented the landlord, Pky North Belt, while Jones Lang Lasalle's David Buescher and Anya Marmuscak represented the tenant. 

KTR Capital Partners is scheduled to break ground on a 213,128 square foot industrial facility this month in Greens Commerce Center at the northwest corner of I-45 and Beltway 8 South. 

Lennar Homes of Texas Land and Construction will relocate to a new 68,950 square foot facility at 681 Greens Parkway. Completion of the facility is planned for Oct. 2015. 

Fuller Realty Partners purchased the 143,410 square-foot building at 13401 North Freeway EM Houston Funding Co. LP. Jones Lang Lasalle managing director Rudy Hubbard, vice president Kevin McConn and associate Rick Goings headed up the team that worked on the deal. 

Patterson-UTI leased 7,032 square feet at 450 Gears Road. NAI Houston's Dan F. Boyles, Jr. and Liz Westcott-Brown represented Patterson-UTI while Jim Pratt of Colliers represented the sub-landlord on the space, Continental Land & Fur Co., Inc.  

Wells Fargo renewed its lease of 7,889 square feet at 12941 North Freeway. 
Trelleborg Offshore has renewed its lease of 13,449 square feet at 519 North Sam Houston Parkway. Trey Miller negotiated the lease on behalf of Boxer Property


Sheldon Battery recently purchased a 10,000 square foot build-to-suit office and warehouse at 410 Rankin Circle. Southwest Realty Advisors' Patrick McKiernan and Marc Drumwright represented the buyer and Adkisson Group's Steve Adkisson represented the seller, AFS Inc

Tulsa Welding School has leased 66,080 square feet at 243 Greens Road. Classes at the facility will start in Jan. 2015. 

Caldwell Companies recently sold 8.8 acres on North Sam Houston Parkway W. to Panther Land Holdings, LLC. The company plans to build an office build and warehouse on the site. 

Tellworks Communications leased 18,000 square feet at Greenspoint Business Center located at 51 Esplande. Cushman & Wakefield's Tim Thomas, Kelley Parker, John Littman and Coe Parker represented the tenant while Ben Newell with IDI represented the landlord. 


DCT Industrial Trust began construction on DCT Airtex Business Center, a 126,000 square foot, light industrial spec facility in Airtex Industrial Center. Located along I-45 on Airtex Drive, it is scheduled for completion in Q3 of this year. Angler Construction is the general contractor, Munson Kennedy is architect and Jones Lang Lasalle will market the facility. 

Phillip Townsend leased 17,000 square feet at 509 North Sam Houston Parkway E. Moody Rambin's Terry Torregrossa and Kurt Kistler represented owner Kruggel Properties while Newmark Grubb Knight Frank's Keith Lloyd represented the tenant. 

Chevron renewed 16,000 square feet at 363 North Sam Houston Parkway E. Moody Rambin's Griff Jaggard and Terri Torregrossa represented the landlord and Cypressbrook Co's Greg Usher represented the tenant. 

Stream and AlllianceBernstein recently purchased the 198,000 square foot Eight Greenspoint Plaza from ExxonMobil in a sale-leaseback. Stream's Craig McKenna and Logan Gilliland and Adam Jackson worked on the deal. Jones Lang LaSalle represented both parties in this transaction with managing director Rudy Hubbard and vice president Kevin McConn representing ExxonMobil and international director Ronnie Deyo, managing director Paul House and vice president John Ream arranging financing for Stream/AllianceBernstein.  

Oil Patch Technologies leased 25,000 square feet of flex space at 1428 North Sam Houston Parkway E. Cypressbrook Co.'s Joyce Sterling represented the tenant and Liberty Property Trust's Christie Weiss represented the landlord. 

Gardner Denver leased 15,000 square feet of office space at 785 Greens Parkway. Cypressbrook Co.'s Jim Cooper represented the tenant andMoody National's Stephen Woods represented the landlord. 

A low-leverage 1031 buyer out of San Antonio purchased Greenbriar North Center, an 85,000 square foot grocery-anchored shopping center. Marcus & Millchap's Derek Hargrove and Justin Miller listed the property for the seller, The Marcel Group

Caldwell Co.'s Keith Grothaus repped seller SVP Houston GC Land in the sale of 8.8 acres at the corner of Beltway 8 and Ella to an undisclosed buyer. 
An undisclosed company has leased 68,995 square feet at 810 Gears Road. Cassidy Turley's John Pruitt handled the lease.  

Grocers Supply Co. is in the process of closing on 159 acres at Pinto Business Park. Once the deal is finalized, the company will begin construction on a 1.7 million square foot warehouse and distribution facility, which is expected to be completed by the end of 2015. 
Aerovias De Mexico, S.A. De C.V. renewed its lease of 9,674 square feet at 3663 N. Sam Houston Parkway E. Marci Phillips from 
PM Realty Grouprepresented the landlord, Gateway Houston Partners, LLC, while Steve Hess and Jeff Cairns from CBRE represented the tenant. 
BEA Logistics Services, LLC has both renewed and expanded its space at 652 N. Sam Houston Parkway E. The company renewed 3,548 square feet of space while expanding with an additional 5,740 square feet. of space.PM Realty Group's Marci Phillips represented the landlord, YPI North Belt Portfolio, LLC. Ten new jobs were added by this transaction. 

Several companies have renewed leases at 650 N. Sam Houston Parkway E. Leggette, Brashears and Graham, Inc. renewed its lease of 2,275 square feet, Symphony Financial Ltd.,Co. renewed 2,532 square feet and Jet Import Brokers, LLC renewed 369 square feet. PM Realty Group's Marci Phillips represented the landlord in all of these transactions. 

R.K. Phillips & Associates, LLC has leased 2,299 square feet at 650 N. Sam Houston Parkway E. PM Realty Group's Marci Phillips represented the landlord, YPI North Belt Portfo
lio, LLC, and Guy Brown with Poytner Commercial Properties Corp. represented the tenant. Seven new jobs were created. 

St. Hope Foundation Inc. leased 10,225 square feet of space at 255 Northpoint. The new location created 50 new jobs. Marci Phillips from PM Realty Group handled this transaction. 

Quest Global Services leased 7,674 square feet of space at 515 N. Sam Houston Parkway E. Associated Houston Management's Donna Redd is the leasing agent on this property. 

Data Foundry announced a 100,000 square foot extension to its facility currently under construction at 660 Greens Parkway. 


American Bureau of Shipping has renewed its lease for 228,254 square feet at 16855 Northchase Drive. In addition, the company has also expanded by leasing 30,481 square feet at 16825 Northchase Drive. ABS was represented in lease negotiations by Jim Arket and Mona Williams ofJames Arket & Co. Hines was represented by Chip Colvill and Damon Thames of Colvill Office Properties

Sigma Tube & Bar has leased 5,215 square feet at 363 N. Sam Houston Parkway. Griffin Jaggard and Terri Torregrossa of Moody Rambinrepresented the landlord, 363 Northbelt LP. Jon Lee with CBRErepresented the tenant. 

Hapag-Lloyd America has renewed its lease of 33,000 square feet of space at 11410 Greens Crossing. 

Goodwill Industries has leased 32,175 square feet of space at 171 N Sam Houston Parkway E. Goodwill leased the space from Bel Furniture

Continental Land & Fur has leased 13,000 square feet of space at 16945 Northchase Drive. Colvill Office Properties' Damon Thames was the leasing agent and Colliers' Jim Pratt represented the tenant in this transaction. 

UT Physicians has leased 7,800 square feet of space at 245 Greens Road. Shawn Ackerman and Cyrus Chen with Henry S. Miller, Brokeragerepresented the landlord, Schreer Partnership, Inc. in the transaction. Mark Davis with Davis Commercial represented the tenant. 
An oil and gas software developer has leased 3,900 square feet of space at 523 N Sam Houston Parkway E. Ryan Kelsall of Boxer Property is the leasing agent on this property. 
A sport injury clinic has leased 3,000 square feet of space at 12941 North Freeway. Boxer Property's Ryan Kelsall is the leasing agent on this property.  

B&G Foods has leased 267,000 square feet at 14700 North Freeway. DCT Industrial Trust Inc. developed the facility, named the DCT Airtex Industrial Center. Will Hedges represented DCT Industrial in the transaction while David Munson and Michael Boyd of Boyd Commercial represented B&G Foods. 
180 Rankin Road LLC has purchased 7.62 acres at 180 Rankin Road. Dave Ramsey of NewQuest Properties represented the seller, CLP North Houston FEC and Bob Conwell of NewQuest Properties represented the buyer.
